Roof Repair vs. Replacement in Des Moines: How to Decide
Every week someone in Beaverdale or Ankeny asks us the same question from the driveway: "Can you just fix it, or do I need a whole roof?" The honest answer depends on four things, and none of them is how bad the stain on the ceiling looks. Here's how we decide, with the numbers we use.
Start with the age of the shingles
An architectural asphalt roof in central Iowa lasts 20–25 years. A three-tab roof, 15–20. That's shorter than the wrapper says, because our roofs take hail every spring, 70 mph gusts a few times a decade, and four months of freeze-thaw that works the seal strips loose.
If your roof is under 15 years old, almost every problem is a repair. If it's over 20, a repair is buying time, and you should know what that time costs. A $900 valley repair on a 23-year-old roof is fine if you're selling next spring. It's a poor deal if you'll be paying for a full replacement in two years anyway, because the crew tears out that new valley with everything else.
Don't know the age? Look at the paperwork from when you bought, or ask us. Granule loss, the color of the exposed mat, and the condition of the seal strips tell us within a few years.
How much of the roof is affected
This is the one that matters most after age. We think about it as a percentage of the roof surface.

The line we draw is about a third. If more than a third of the roof needs work, the repair price gets close enough to a replacement that you're paying twice. We show both numbers and let you see it.
Hail and wind change the math
In most of the country, roof replacement is a purchase. In Des Moines it's very often an insurance claim, because hail bruising and wind creasing across a slope is sudden damage, and your policy covers sudden damage. The August 2020 derecho put roofs on claims across the whole metro. A spring hail core over Waukee or Altoona does the same thing on a smaller scale most years.
So the question becomes: is this storm damage or is this age? Fresh hail bruises are dark, soft under a thumb, and scattered at random. Old wear is uniform and follows the sun. If it's storm damage on a roof with years left, the claim process usually gets you a new roof for the deductible. If it's age, no adjuster will pay for it, and anyone who says they can get it covered is planning something you don't want your name on.
Count the layers
Walk to the edge of the roof at the gutter and look at the drip edge. If you can see two thicknesses of shingle, there are two layers up there. Iowa's building code allows two, never three. A roof with two layers can't be patched forever; the next job is a full tear-off, and the tear-off costs $1,000–$2,500 more than a single layer because of the labor and the dumpster. We see this on 1920s–50s houses across the city — Drake, Highland Park, the east side — where a roof-over was cheap in 1995.
A single layer over sound decking is a repair candidate for years. Two layers over unknown decking is a replacement waiting for a reason.
The prices, side by side
For 2026 in the Des Moines metro, typical ranges, not a quote:
- Repairs: $300–$1,500 for almost everything. Pipe boot $250–$450, valley re-lay $500–$1,200, chimney flashing $600–$1,500, small wind patch $300–$800.
- Replacement, architectural shingles: $450–$750 per square, so $9,000–$12,000 for a simple east-side ranch, $11,000–$20,000 for an Ankeny two-story, $20,000–$38,000 for a big Glen Oaks hip roof.
- Replacement, standing-seam steel: two to three times shingles.

Three situations, three answers
A 2012 Johnston two-story with a stain over the master bath. Roof is 14 years old, the leak is one cracked pipe boot. Repair, $300, done in an hour. Anyone quoting a roof for that is selling.
A 2004 Ankeny house after a June hail storm. Bruises on three slopes, seal strips loose from the derecho, dented gutters. That's a claim. The roof gets replaced for the deductible, and we'd suggest Class 4 impact shingles for the next twenty years.
A 1940 Beaverdale bungalow on its second layer with a leaking chimney. We can fix the chimney flashing for $1,200. But the shingles are bald on the south side, the decking under the valley is soft, and the next step is a tear-off. We'd say do the flashing only if you're leaving within two years. Otherwise put the $1,200 toward the roof.
What to do next
Get someone on the roof and in the attic. A drone photo or a satellite measurement can't tell a bruise from a stain or feel a soft deck.
